WYLIE Consulting Engineers specializes in Mechanical, Electrical and Plumbing (MEP) design of Commercial Office Buildings, Tenant Interiors, Hospitality, High-Rise Residential and Healthcare facilities. Other design capabilities include Fire Protection, Low Voltage Systems, Energy Modeling, Facility Assessment Surveys and Arc Flash Studies.

Our main office is in Houston, Texas. We opened a new satellite office in Austin, Texas in early 2014.

WYLIE Leadership

Our History

WYLIE was established in 1988 and has grown steadily to become a leading MEP engineering firm in Houston. Three reasons for this growth are our commitment to the quality of our designs, our attention to detail and the responsiveness we offer our clients. With a present staff of over sixty, WYLIE offers mechanical, electrical, plumbing and fire protection design engineering services, with specialized capabilities in the design of Commercial Office Buildings, Corporate Build-to-Suit, Interiors Development, Liturgical, Private and Parochial Schools, Higher Education, Mixed-Use Developments, Hospitality, High-Rise Residential, Community and Public Facilities and Healthcare Facilities.

In 2014, WYLIE expanded its services to include the Austin market by opening an office there. It was a major development in the CBD that initially made this a wise decision. Managing major projects with a local presence is always efficient and we now can support Austin as we have supported Houston.

We are structured with the Project Manager as your single point of contact. Engineers, designers, and technicians form a pool of specialized resources from which the Project Manager draws upon to match his specific project needs. Our QA/QC review of all “ground up” projects helps maximize coordination of all disciplines, and often results in the designers having a better understanding of each other.

During the construction phase, our projects are administered by our Construction Services Department. This department is available at all times for the purposes of answering contractor questions, reviewing shop drawings and product data submittals, and reviewing the quality of installed materials and workmanship. Many firms rely on the project’s designers to perform these tasks, however, we have found that providing superior construction services requires dedicated, full-time personnel, with construction experience


Our library is regularly updated with The International Code and applicable City Codes when new versions are adopted or new books published. Our office is on the City of Houston list for regular code updates. We keep current publications on The Texas Accessibility Standards, Americans with Disabilities Act, Texas Department of Health Facilities Licensing Standards, as well as the National Electric Code and National Fire Protection Association publications.

Other documents that we receive annual updates to include ASPE Plumbing Design Handbooks, ASHRAE Handbooks, LEED® Reference Guide, various city codes and an assortment of Mechanical, Electrical and Plumbing technical reference books. We utilize network server-based digital versions of the UBC, NEC, and NFPA codes for quick keyword search access to specific code information. These server-based codes are instantly accessible to all design personnel from their personal computer workstations.

Technical Specifications

Specifications are the heart of a successful project. They not only define materials and equipment, they define methods and procedures for the proper installation of MEP systems. They identify standards to which piping, fans, electrical gear, etc., must meet, such as ASME, ASTM, UL and so forth.

Our in-house specifications have been written over many years by our own staff following the CSI (Construction Specification Institute) industry standard format. One individual is in responsible charge for maintaining the standard documents with current products, methods and equipment technologies. Typically, new products are added to our specifications only after we have witnessed their performance in a laboratory situation, or actual performance on a project. Our standard specifications also reside on our network servers allowing all design personnel instant access to the most currently available documents.

Construction Services

It is true that the last look on every project by the Client is of our Construction Services Group. They close out projects with field testing of systems, often in front of City personnel at all times of the day and night, to secure that treasured occupancy permit. They point out to the contractors, things that are installed incorrectly, or not per specifications, and ultimately improve the overall performance of systems for years to come.

The Construction Services (CS) personnel are most familiar with details of our specifications and how our designs are intended to be built. Submittal data is reviewed, along with Requests for Information (RFI) and construction cost proposals. They make visits to the project sites to monitor construction progress and compliance with the requirements of the Contract Documents. Design personnel are available throughout the construction process to the extent necessary to answer questions of design intent and provide direction.

We utilize PlanGrid for all Field Reports. PlanGrid is a mobile construction application and platform that is accessible from electronic tablets anywhere access to the internet exists. It allows for the upload of complete sets of drawings so that we no longer have to manage the heavy and cumbersome paper sets in the field. We are able to attach comments to a specific location on any uploaded drawing. Once all comments are compiled and reviewed, we make a final Field Report showing drawings and pictures taken at the site relating to each comment. If contractors have PlanGrid, the information can be shared immediately. It is the future of Construction Services.

Commissioning (Cx) Services

For more than 10 years, WYLIE Commissioning clients have come to “Expect the Best” from us with all of their Commissioning (Cx) needs. Our clients receive the most thorough Cx process in the industry, resulting in their facilities operating per the Contract Documents, while achieving or surpassing the desired certification level requirements. We work with all involved parties in a collaborative effort to develop and implement a systematic process based on accepted industry standards and guidelines to bring a higher level of assurance that the delivered project meets the original design intent, while also adhering to the Owner’s specific operational needs. Some of the implemented standards and guidelines are ASHRAE, PECI, USGBC/LEED®, NEBB, AGC, NIBS and AABC.

WYLIE Cx continuously reviews these procedures and adapts as industry standards and guidelines evolve. If the project requires LEED® Certification, we can facilitate managing the required Pre-Requisite, Enhanced Commissioning and Building Envelope Commissioning (BECx) under one contract by providing a team approach to the Cx scope.

MEP Project Costs

There are several ways in which we relate to costs for MEP systems, the most important of which is through our relationships with local contractors. Contractors share with us information on system costs, equipment costs, and optimum costs for installed systems. We also review Cost Proposals for various projects and comment to our Clients regarding the fair value of work, both labor and materials. For reference we maintain individual volumes of Means Construction Cost Estimating Guides for mechanical, electrical, and plumbing equipment and materials.

Computer Capabilities

In general, the use of computer technology is prevalent throughout every aspect of our consulting engineering business. All our work, communication, document production, engineering, CAD drawing, Building Information Modeling (BIM), database, accounting, management, administration, marketing, recruiting, and file maintenance processes are highly computerized, functioning through our high speed computer network. Every employee of WYLIE utilizes a Windows networked computer workstation for all aspects of their individual and collective work. All work and data files are organized for easy access and secure, back-up (daily) storage, on high-speed high capacity network servers.

We use Microsoft Office 365 as our primary organization and communication tool for flowing information between internal and external team members and Clients via network and Internet e-mail. All personnel have individual e-mail accounts and Internet access at their personal workstations for business use. Our Internet access uses high speed broadband service over a T-3 data line. Our dedication to the use of the most modern technologies in our business processes is reflected in the use of our information-rich web site (www.wylieassociates.com) for recruiting high quality personnel from across the U.S.

HVAC load calculations are performed using Trane Trace, or CHVAC by Elite Software, Inc. and energy simulation calculations are performed with Trane Trace or eQuest (DOE 2.2 software). We also have electrical short circuit, illumination, voltage drop and panel schedule calculations performed by various software programs.
